Penthouses carry darkness better than any other home because they have the light and the volume for it. Smoked oak, bronze and dark stone — but step back toward warm greys in the bedrooms so the house is not relentless.

Decking, planting, shade, weatherproof seating and warm lighting on its own circuit. Done properly it is the room guests remember and the reason the penthouse was worth the premium.

Residential-scale pendants vanish in a double-height room. One large linear or sculptural fitting beats five normal ones, and costs less than the five.

A bar with a backlit bottle display, dark stone and seating that encourages people to stay put. In a penthouse the entertaining zone is the brief, not an afterthought.

Cantilevered treads and slim stringers are structural decisions, not finishes. They have to be agreed with the engineer before they are styled.
